 How is LizardProperty different from a regular letting agent?

The model is fundamentally different. Big agents run a volume model - five hundred landlords per branch, rotating staff, call-centre scripts. The Landlord Concierge Experience caps at a small number of landlords so I can know every property and every client personally. You get one phone number, one email, one person. Always me.

 What happens on the Property Review call?

30 minutes on the phone. First 15 minutes, I'll ask about your current set up and point out any areas you might need to tighten compliance under Renters Rights. Then I'll ask you about your property and your current situation. And if I think we're a fit for The  Landlord Concierge Experience, I'll explain how it would work for you. No pitch. No pressure.  What if I already have a letting agent?

Most of my new clients come from another agency. I'll talk you through how a switch works - including how I handle tenancy hand-over, any contractual exit terms with your current agent, and the timing so your property doesn't sit in limbo. Most switches take 30-60 days end to end.

  I only have one property. Is that enough?

Yes. Most of my Concierge clients have one or two properties. If anything, smaller-portfolio landlords benefit more - because the personal attention matters most when there's no internal team handling things behind the scenes.

 What areas do you cover?

Greater London is my core territory. I also serve Brighton & Hove for a select number of clients. If your property is outside these areas, mention it on the application and I'll let you know honestly whether I can serve you well.

 How is LizardProperty different from a regular letting agent?

The model is fundamentally different. Big agents run a volume model - five hundred landlords per branch, rotating staff, call-centre scripts. The Landlord Concierge Experience caps at a small number of landlords so I can know every property and every client personally. You get one phone number, one email, one person. Always me.

 What happens on the Property Review call?

30 minutes on the phone. First 15 minutes, I'll ask about your current set up and point out any areas you might need to tighten compliance under Renters Rights. Then I'll ask you about your property and your current situation. And if I think we're a fit for The  Landlord Concierge Experience, I'll explain how it would work for you. No pitch. No pressure. You'll leave the call with clarity either way.

 What if I already have a letting agent?

Most of my new clients come from another agency. I'll talk you through how a switch works - including how I handle tenancy hand-over, any contractual exit terms with your current agent, and the timing so your property doesn't sit in limbo. Most switches take 30-60 days end to end.

  I only have one property. Is that enough?

Yes. Most of my Concierge clients have one or two properties. If anything, smaller-portfolio landlords benefit more - because the personal attention matters most when there's no internal team handling things behind the scenes.

 What does "first 5 landlords" actually mean - and what happens after?

Exactly what it says. The bonuses above are only available to the first 5 landlords who sign onto my books - lifetime 12% price lock, free Ombudsman registration, free Compliance Visit. Once the 5 spots are filled, that round closes. The standard Concierge rate (14.5%) and standard package take over.
